Featured Project: Charolais Farm

Unleashing the hidden potential of a property can be quite daunting. Before a shovel ever hits the ground, there’s a tremendous amount of research and design that needs to be completed. The unique features of each site affect the design program Cording creates.

This Mendham estate, which sits on one of Morris County’s highest elevations, is a great example. The site offers unparalleled views of the surrounding hillsides, but the rear yard sloped away from the home so dramatically that terracing was a necessary part of the design.

Cording worked with the owners to create outdoor living spaces at each level, with an upper patio for dining and relaxing at the house. As guests come down the custom curved bluestone steps, they enter an outdoor paradise with a 24- by 64-foot pool as the centerpiece of the space.

The custom-designed pool house has a covered porch and was designed with the architectural features of the estate home in mind. It has all the amenities of the main house including an outdoor kitchen for poolside dining.

Away from the pool, a spa situated in the garden creates another welcoming outdoor room. The spa sits in its own private nook with a gentle spillway that fills the space with the warm, inviting sound of flowing water.

At sunset you can walk down the custom walkway, created with large bluestone slabs, to the sunset terrace, designed to highlight the view of the surrounding Somerset hills.

Gentle transitions between each terrace level intimately connect each outdoor room to create a truly integrated space that takes advantage of difficult site features.
